New Town & Country Outpost

(June 3, 2010)    If, as the saying goes, location is everything, then the new Montauk branch of Town and Country Real Estate is primed for success. On one of the busiest parts of Main Street, the new space sits between the Montauk Carriage House and Share With, whose customers over the weekend included the musician John Mayer.

    Painted in Town and Country’s signature green and white, the airy space was part of the Carriage House, which has downsized a bit. The agents are Theresa Eurell, Gina Demasco, and Julia Stavola, all of Montauk. Judi Desiderio, president of Town and Country Real Estate, is a silent manager.

    Ms. Eurell and Ms. Stavola grew up in Montauk and Ms. Demasco has lived there over 30 years. “We’re a homegrown office,” Ms. Eurell said. The three worked at several other local real estate offices before landing the new space, which they had been waiting for more than two years.

    “This is the best block. It’s the busiest block. We’ve been busy since we opened the doors,” Ms. Demasco said. The soft opening was on May 7. Ms. Demasco and Ms. Eurell had been working under Town and Country from their houses in Montauk while waiting for the space to be ready.

    Now, rows of desks and sleek black computers are ready to go. The walls are lined with framed photos of local scenes that are available for sale. Big windows with a northern exposure front the building.

    Ms. Stavola has the first desk — “the best seat in the house,” she said, where “I can sit and people watch all day.” There is enough space to add more agents, and the downtown location has been attracting walk-in visitors. Indeed, at an opening reception for family and friends on Saturday evening, a potential client came in at 8:30 and started looking at listings.

    There are 319 properties available in Montauk, with quite a few under $1 million. Rentals have been strong this season, the brokers said, with the month of August shaping up to be the busiest. The highest-priced listing at the Montauk office is a lakefront home for $2.75 million. The lowest is a trailer at Montauk Shores listed for $150,000.

    Ms. Eurell, who sold Tuesday Weld’s oceanfront house for $6.75 million last year, said she had another big deal in the works.

    The three agents said they have noticed that Montauk is attracting a much younger crowd so far this year. From their Main Street perch, they said, they have seen quite a few young couples with strollers and hipster types complete with straw fedoras.

    In addition to Mr. Mayer, several other celebrities were spotted from the office over the busy Memorial Day weekend, the women said, but they declined to name names. “Some of them are our clients,” Ms. Eurell said. The new office will be open daily from 9 a.m. to 5 p.m.
